Why the price per acre varies

  • Homes, not acres, set the price. Developers price land by the homes it can take, so a dense site near the city is worth more an acre than a large suburban field. How many homes per hectare?
  • Zoning and permission. Zoning says whether homes are allowed; a permission fixes how many and takes away the planning risk. Zoning in Dublin
  • RZLT. Residential-zoned land on the tax map costs its owner 3 % a year. Is your land on the RZLT map?
