Sites for sale in Dublin
Buildable doesn't carry agents' adverts: sites advertised for sale are on estate agents' and property portals' own websites. Buildable shows land the four Dublin councils propose to sell (183 s.183 notices in the last three years), and 612 sites whose owners may be open to selling: permissions running out unstarted, derelict register entries, stalled builds.
Buildable is not an estate agent. It doesn’t sell, value or negotiate, and takes no fee. A site on these lists is not known to be for sale.

Off-market leads
612 sites on public registers whose owners may have a reason to sell. They come from registers, not adverts, and each list links to the record behind every site.
- 81 permissions running out, not started (the figures by council and month). A permission usually lasts five years, and an extension normally needs substantial works done first, so an owner who hasn't started must build, apply again or sell.
- 216 on a derelict sites register. While a site stays on the register the council charges a levy of 7% of its market value every year and can buy it compulsorily, which gives owners a reason to sell.
- 139 stalled builds. Building started and no completion certificate has followed. A scheme stuck for money or on a dispute can leave its owner or lender open to an offer.
- 176 permitted, not started. Some owners got permission to sell with it; others can't make the numbers work at today's costs. Either may take an offer or a joint venture.
