Development contributions calculator: Fingal County Council

Every council charges a levy on new development under its section 48 general scheme, and some add a section 49 supplementary scheme (for example for a Luas or Metro line). Pick a council, check the rate, and enter the scheme.

Arithmetic only: the council calculates the levy in the grant of permission, and indexes rates each year.

How levies work

  • The rate is set per home, per m² of floor area or per hectare, by class of development.
  • The grant of permission states the amount; it is usually paid before the development starts, or in phases by agreement.
  • Rates are indexed (typically every January) to the Wholesale Price Index for building and construction.
  • Social and affordable homes delivered under Part V and some small extensions are commonly reduced or exempt; each scheme lists its own.

Put the levy into a land value: residual land value calculator. How many homes fit: homes per hectare.
